Predictive maintenance is the process of performing maintenance based on monitored conditions rather than time or meter intervals (i.e. preventive maintenance).
MaintScape supports predictive maintenance by accepting maintenance triggering rules, and with functionality to import and process the conditions that can trigger these rules.
The sample screen shows a maintenance triggering rule for a particular equipment type.
This rule states that a work order should be created for an equipment when an amperage reading is outside of an accepted range (.43 to .45 amps).
The particulars of the created work order, such as task description, labor and parts requirement, are defined by MaintScape procedure "Flow Mtr Cal".
Note that MaintScape procedures are also the basis of work orders created by maintenance schedules.
By associating a maintenance trigger with a MaintScape equipment type record, the rule will apply to any equipment of the type.
There is no need to duplicate the rule in all applicable equipment.
This sample screen shows the results of processing a batch of monitored conditions into MaintScape.
A number of the conditions are "maintenance events" that have no particular measurement associated with them.
The other conditions are in fact measurements.
MaintScape provides a standard interface for importing monitored conditions.
